The items which are standard in Canadian Financing are as follows:

Signed Application and Disclosures
International Credit Report at a $50.00 charge upfront with a VISA Debit Card
ALL PAGES, FRONT AND BACK of most recent two months statements of all accounts including all checking, savings, stocks, IRA’s, 401K’s, etc.
Most recent paystubs for one month
2 years T-4 unless self employed and 2 years tax returns
A letter of employment
Copy of your Canadian passport and/or driver license
*Need a minimum of 25% down
